This deed, made this 4th. day of April, 1917, by and between Martha Flanagan, Annie F. Moler, William O. Bowman and Essie K. Bowman, his wife, Charles W. Flanagan and Florence Flanagan his wife, Walter J. Flanagan and Daisy Flanagan his wife, Thomas B. Welsh and Maggie B. Welsh his wife, Oscar Flanagan, John G. Flanagan and Ruth Flanagan his wife, parties of the first part, and James A. Flanagan, party of the second part;
WITNESSETH: That for and in consideration of the sum of one dollar, cash in hand paid by the party of the second part to the parties of the first part (the receipt of which is hereby acknowledged) and other good and valuable considerations, the said Martha Flanagan, Annie F. Moler, William O. Bowman and Essie K. Bowman, his wife, Charles W. Flanagan and Florence Flanagan, his wife, Walter J. Flanagan and Daisy Flanagan, his wife, Thomas B. Welsh and Maggie B. Welsh, his wife, Oscar Flanagan, John G. Flanagan and Ruth Flanagan, his wife, parties of the first part do hereby convey with general warranty unto the said James A. Flanagan, that certain parcel of real estate, located in Jefferson County, West Virginia, a plat of which tract, by James K. Hendricks, surveyor, is attached to this deed, the description contained in said plat are hereby incorporated into and made a part of this deed. The parcel of real estate embraced in this conveyance contains one acre, and is a portion of that certain parcel of real estate which was conveyed by Margaret Helen Moler and John G. Moler, to James Flanagan by deed of bargain and sale, dated March 7th, 1888, recorded in the County Clerk’s office of Jefferson County in deed Book “R” page 474, a right of way is expressly reserved across the eastern portion of the real estate embraced in this deed as indicated in the plat attached to this deed for the benefit that certain farm belonging to James Flanagan’s heirs which farm adjoins the real estate embraced in this conveyance.
All interlineations i.e. that containing the reservation of a right of way, was made before signature. Witness Geo. M. Knott.
