THIS DEED made this 1st day of April, 1911, between J. W. Caton, widower, Ida L. Moler, widow; Nannie T. Hoffman and T. J. Hoffman, her husband; Cora M. Daily and R. O. Daily, her husband; Walter Caton and Carrie B. Caton, his wife; Mrs. S. V. Wright, widow; of Enid, Oklahoma; James Flanagan, widower; Charles W. Flanagan and Florence V. Flanagan, his wife; Margaret V. Walsh and Thos. B. Walsh, her husband; James A. Flanagan and Etta C. Flanagan, his wife; Walter J. Flanagan and Daisy E. Flanagan, his wife; John G. Flanagan and Ruth E. Flanagan, his wife; Essie K. Bowman and William O. Bowman, her husband; Annie F. Moler, widow; Martha L. Flanagan, and Oscar S. Flanagan, parties of the first part, and Robert G. Miller, party of the second part.
WHEREAS, George W. Caton, departed this life intestate, seized and possessed of the real estate hereinafter mentioned, leaving as his only heirs at law his children, the said B. V. Wright J. W. Caton, Ida L. Moler, Nannie T. Hoffman, Cora M. Daily, and Walter Caton; and the surviving husband and children of his deceased daughter, Mary E. Flanagan, the said James Flanagan, Charles W. Flanagan, Margaret V. Walsh, James A. Flanagan, Walter J. Flanagan, John G. Flanagan, Essie K. Bowman, Annie F. Moler, Martha L. Flanagan and Oscar S. Flanagan; and
Whereas, The said Heirs-at-law have sold the said real estate to the said Robt. G. Miller;
Now, Therefore, The Deed Witnesseth, That for and in consideration of the sum of Six Hundred Dollars cash in hand paid by the party of the second part, the receipt of which is hereby acknowledged, the said parties of the first part do grant and convey, with general warranty, unto the said party of the second part, that certain parcel of land situated east of Shepherdstown, on the Potomac River, just below the cement mill lot, in Jefferson County, W.Va., being all and the same property which was conveyed unto the said George W. Caton by Emanuel Staley and Ann R., his wife, by deed of date May 24th, 1869, on record in deed book G, page 184, wherein, according to plat and survey on record therewith, and to which reference is hereby made, said land is bounded and described as follows: Beginning at an Elm Tree on the bank of the Potomac River, [?] [?] to John W. Mitchell’s lot, thence with said lot S. 14 1/2 deg. W. 11.05 [?] to a [?]… corner to Mitchel; thence N. 79 deg. W. 34 poles to a stake; thence N. 39 deg. W. 4 poles to a stake; thence N. 87-1/2 deg. W. 17, S poles to a large Span Oak; thence N. 79 deg. W.11.5 poles to the foundation of an old stone fence, supposed to be on the line of the Potomac Mill Lot; thence with said lot N.26 deg. E.18.9 poles to a large Maple tree on the bank of the river, corner to said mill lot; thence down the river S.70-1/2 deg. E.61.5 poles to the beginning, containing five acres and three roads.
To have and to hold the said land and premises herein conveyed, with all the rights, privileges and oppurtenances thereunto belonging, unto the said Robert G. Miller, his heirs and assigns forever.
