This deed made this 4th day of April, 1917, by and between Martha Flanagan, Annie F. Moler, William C. Bowman, and Essie K. Bowman, his wife, Charles W. Flanagan and Florence Flanagan, his wife, Walter J. Flanagan and Daisy Flanagan his wife, James A. Flanagan and ETTA Cordelia Flanagan his wife, Oscar Flanagan, John G. Flanagan and Ruth Flanagan his wife, parties of the first part and Maggie Welsh party of the second part:
WITNESSETH, That for and in consideration of the sum of One dollar, cash in hand paid by the party of the second part to the parties of the first part (the receipt of which is hereby acknowledged), and other good and valuable consideration, the said Martha Flanagan, Annie F. Moler, William C. Bowman and Essie K. Bowman, his wife, Charles W. Flanagan and Florence Flanagan, his wife, Walter J. Flanagan and Daisy Flanagan his wife, James A. Flanagan and Etta Cordelia Flanagan his wife, Oscar S. Flanagan, John G. Flanagan and Ruth Flanagan his wife, parties of the first part do hereby convey with general warranty unto the said Maggie Welsh that certain parcel of real estate located in Jefferson County, West Virginia, a plat of which tract, by James K. Hendricks, surveyor, is attached to this deed, the descriptions contained in said plat are hereby incorporated into and made a part of this deed. THe parcel of real estate embraced in this conveyance contains .262 of an acre and is a portion of that certain parcel of real estate which was conveyed by Margaret Helen Moler and John G. Moler to James Flanagan, by deed of bargain and sale, dated March 7th. 1888, recorded in the County Clerk’s office of Jefferson County, in deed Book R. page 474.

Beginning at a stone (fig 1 on plat) thence N 69 W 98.0 ft. to a stake (fig 2) thence N 16 E. 115.7 ft. to a stake corner to Thomas Welsh, (fig 3) thence with his lines S 68 30E 100.5 ft. (fig 4) thence N 18 30 W. 114.8. ft. to the beginning, containing Two hundred and sixty two Thousandths of an acre (0.262 acres).
