This Deed, made this 18th day of February, 1915, by and between James Flanagan, partially of the first part and Thomas B. Welch and Maggie V. Welch, his wife, of the second part all of Jefferson County, W. Va.,
WITNESSETH: — That for and in consideration of the sum of Three Hundred dollars, paid unto the party of the first by parties of the second part, cash in hand paid, the receipt of which is hereby acknowledged, the party of the first do hereby grant and convey with covenant of general warranty of title, unto the said Thomas B. Welch and Maggie V. Welch to be held equally by them, all that certain tract of land situated near Bakerton in said County of Jefferson, W. Va., adjoining the lands of Robert Duke’s heirs, C. D. Carter and others and bounded as follows: — Beginning at a stake on the West side of a by-road at a corner of above named Thomas B. Welch and tract of land now being described, thence with said line N 140 W. 15.6 poles to a corner to James Flanagan, thence with his line N. 71-1/2 deg. W. 30.15 poles to a stake a corner to Adam C. Moler, thence with his line N 14-1/2 W. 15.6 poles to a stake in id A. C. Moler’s line, thence by a New Line S 71-1/2 deg. E 30.15 poles to the beginning, containing three acres of land more or less. Also a right of way from corner No. 4 along A. C. Moler’s line, fifteen foot wide. Also another right of way over the right of way purchased by James Flanagan from Margaret H. Moler, said right of way extending from said James Flanagan farm along on the East side of said Thomas B. Welch’s home, where he now resides, and along the tract of land now being conveyed and on to the County road at S. O. Knott’s store being the same property that was purchased by party of the first from Emma G. Caton’s heirs, said deed of Bargain and sale being recorded in the County Clerk’s office of Jefferson County, W. Va., in Deed Book 112, page 54.
To have and to hold the land herein conveyed with all the rights privileges and appurtanances thereunto conveyed to the said Thomas B. Welsh and Maggie V. Welch their heirs and assigns forever.

I, Geo. M. Knott, a Notary Public, in and for the said County of Jefferson, do hereby certify That James Flanagan, whose name is signed to the foregoing deed bearing date the 18th day of February, 1915, have this day acknowledged the same before me in my said County.
