May 10, 2026This Indenture made the twenty fifth day of January in the year of our Lord one thousand eight hundred and nineteen Between Thomas Cadwalader of the City of Philadelphia, in the State of Pennsylvania, Esquire, of the one part and William Flanagan, of the Borough of York, in the said State of Pennsylvania yeoman of the other part. Witnesseth that the said Thomas Cadwalader for an in consideration of the sum of thirty three and seventy four cents dollars lawful money of the said State of Pennsylvania to have in hand paid by the said William Flanagan the receipt and payment whereof is hereby acknowledged hath extinguished, remised and forever quit claimed and by the presents doth extinguish, remise and forever quit claim unto the said William Flanagan of all and every the monies now due or hereafter to become [?] due on a certain lot or piece of ground, part of the Manor of Springettsbury, situated beginning and being in the said Borough of York situated on the North side of High street and continuing in front on said street thirty two feet six inches and in de[?]d twenty foot alley two hundred and thirty feet more on [?] Bounded on the South by high Street aforesaid, on the East by Lot H 398 on the North by said alley, on d[?] the west by Lot N 400. The said Lot being marked on the general plan of the town of York, No. 399. The said William Flanagan being in possession of the said premises and alleyway that he hath the least right to take the Deed for the same. Therefore said Manor of Springettsbury having been granted to John R. Coates of the City of Philadelphia, Esquire in fee by certain Deeds forever Richard and William Penn and forever John Penn late proprietors of Pennsylvania, the firm whereof bears date the fifth of August, Anno Domini 1809 and is recorded in the office of recording of Deeds in and for the county of York in Book WW page 117, and the other bears date the 23rd of October in the same year, and is recorded in the said office in Book C. C. C. page [?] and the said John R. Coates and Sarah his wife by Indenture dated the 27th day of December Anno Domini 1817, recorded in the said office at York in Book C. C. C. page 476, granted and conveyed the same to the said Thomas Cadwalader, in fee so that neither the said Thomas Cadwalader or his heirs or the said John Penn, Richard Penn, William Penn, or John R. Coates or their heir or either of their Heirs or any person or persons laying on claim by, from or under him then are any of them or all or may at any time or times hereafter have claim, challenge or demand any state, right of entry, or other right [..?] charge, of, in, to or out of the said above described Lot of ground on any part thereof. To have and to hold the said Lot of ground, with the appurtenances unto the said William Flanagan, his heirs and assigns forever out of and from all such claim and demand shall be debarred and forever excluded by these presents.
